HOUSE SPECIFICATIONS
Excavation
- Remove all top soil in areas of house and driveway 
- Install approximately 1 ft. of gravel in driveway 
- Clear land to allow for well or town water, septic, driveway and home. (extra clearing will result in additional cost) 
- Excavate cellar hole to accept foundation 
- Install stone in interior of foundation approximately 8 to 12 inches thick 
- Coat foundation with foundation seal 
- Install perimeter drains imbedded in stone and back fill foundation 
- Install private well or town water if available 
- Install Title V approved septic system 
- Basecoat asphalt driveway 
- Install 10 shrubs with brown bark mulch 
- Spread 3 to 4 inches of loam in disturbed areas, power rake and seed and fertilizer 
Concrete
- Install footings approximately 12 inches thick and 24 inches wide 
- Concrete walls will be 10 inches thick 
- Install beam pockets and anchor straps, as needed 
- Concrete floors will be 4 inches thick 
- Pre-cast front steps with iron rails if needed 
Frame
- All exterior walls will be constructed of 2x6 kiln dried wood 
- Floor joists ,ceiling joist, and rafters will be determined by the house plans 
- Subfloor will be T&Gnailed and glued to floor joist 
- All Sheathing will be Zip 
- 12x16 PT deck with stairs to grade 
Windows & Doors
- Duragaurd XT white double hung windows, supra low argon, with white profiled grills, full screens 
- Duragard 6ft. slider with white profiled grills 
- Exterior doors will be Masonite 
Siding, exterior trim and roofing
- Siding will be Main Street CertainTeed vinyl siding or mastic 
- House corners will have white fluted corners 
- 30 year BP architectural roof shingles or equal 
- Ice and water shield rolled out first 3ft. of roof 
- Shutters, Vinyl on front of house only 
Electric
- Electrical is by code, including 200 amp service, 4 recessed lights in the kitchen and 4 recessed lights in the great room if chosen plan has a great room. Separate switch for light over kitchen sink and 2 pendants on peninsula or breakfast bar. Doorbell system, 2 exterior flood lights, 4 cable and 1 phone jacks. Wire for range, dishwasher, microwave, overhead lights in bedrooms and halls. Each exterior door will have coach lights. Bathrooms will have fan/lights vented outside and hanging lights over each vanity. Smoke and CO detectors as needed by code. Wire for garage door openers 
- Outside electric plugs, front and rear 1 each 
- $1,200 light allowance 
Plumbing & Heating
- Install plumbing for 2.5 baths depending on plan 
- Install water line to icemaker 
- Install dishwasher 
- White fiberglass tub/showers in both baths 
- Water spigots, front and rear 1 each. 
- All faucets to be Delta builders grade brushed chrome or equal 
- Stainless steel sink in kitchen and porcelain lavs in bathrooms 
- Toilets to be Mansfield elongated 1.5 gallon in white or equal 
- Install a NTI GF 200 heating/cooling/hot water forced air by propane hvac system 
- Gas fireplace with custom mantel 
- Install a 500 gal buried propane tank leased buy supplier or can buy the tank for $2600 
Insulation
- Insulation will be wet spray cellulosewith r values noted on plan 
- Attic will be blown in cellulose insulation. 
- Garage under and basement walls will be fiberglass 
- Fire caulking around all pipes and wires 
Finish
- Wall covering- All wall and ceilings will have blue board with a skim coat of plaster, smooth on the walls and textured on the ceilings ,closets 
- The garage will be 5/8type x fire code blue board with a skim coat of textured plaster. Garage is only blue boarded and plastered where is needed for firewall by code. The garage is not painted 
- Install plywood underlayment in areas that will receive tile flooring 
- Pine stair treads from the basement, main stairway to be oak with painted risers and spindles 
- Interior doors will be 2 panel semi solid Masonite doors with brushed nickel hardware and schalge doors locks 
- All interior trim will be paint grade. Baseboard will be 5.25 speed base and all windows and door trim will be 3.5 Stafford casing 
- White wire shelving will be installed in all closets 
- Install kitchen w/crown molding and install vanities 
- Cabinets allowance $6,000.00 
- Counters are base color granite selected from builders samples 
- Tile flooring will be installed in all bathrooms and kitchen. Allowance of$2.00 a sq. to purchase the tile 
- Pre-finished oak hardwood to be installed in living room, dining room, foyer from builders selections 
- All other rooms are carpet from builders selections with an allowance of $20 a yard 
- Tray ceiling in dining room with picture framing and chair rail 
Paint
- Interior paint is 2 coats on the walls. The woodwork is painted white. Exterior doors will be painted with choice of color for front door and the other doors will be white 
- Choice of 2 color for walls. Multiple colors in different rooms will have a charge of $150.00 per room 
Misc.
- Price does not include finish walkways 
- Price does not include retaining walls other than boulder rock retaining walls if needed 
- Appliances are not included 
- Garage door openers are included (chain drive) 
- Complete gutters 
- Any extra gas fixtures besides furnace and fireplace will be charged $600 per fixture 
- Walk-out basements are determined by each particular lot 
- Other options are available at cost plus $20%
